Your path to property: the most important steps explained simply
To ensure that everything runs smoothly and relaxed on the way to your dream property, we have summarised the organisational steps for you here.
The NIE number: your ticket to the island
The basis for almost everything in Spain is the NIE (Número de Identidad de Extranjero). This is your personal identification and tax number for foreigners. You will need it for the purchase contract at the notary, but also for everyday things like contracts for electricity, water or internet.
We make this first step easy for you: we work closely with specialised service providers (Gestorías) together. Thanks to a simple power of attorney, they take care of the official application, while you can concentrate fully on your property search. As a team, we ensure that you receive the NIE quickly.
The Spanish bank account: Why it simplifies many things
We are often asked: „Do I even need a Spanish bank account? Can't I do everything through my bank account in my home country?“
Theoretically, yes. Within the SEPA area, you could often pay for electricity and water from a foreign account. In practice, however, we notice every day that local providers (electricity, water, internet) or even the tax office (for property tax) work much more smoothly with Spanish accounts. Nothing is more relaxing than knowing that all direct debits go through automatically and on time without an international transfer being rejected.
We therefore recommend a local account for full convenience. This also gives you the security of always having a contact person right here.
Important for the bank appointment: Banks in Spain work very carefully (compliance). As is usual everywhere in Europe, they require proof of your income (e.g. the last tax assessment notice or payslips) to open an account. This is now an international standard for your security and that of the bank.

Fact check: The energy performance certificate
There is often uncertainty about this topic, so we would like to clarify it here. We often read that the energy performance certificate (Certificado Energético) is decisive for the purchase.
The facts are: Yes, it must be drawn up. Without this document, the notary may not notarise the purchase contract. But don't let this stress you out. Unlike in some northern European countries, a lower energy class in Mallorca does not mean that you are not allowed to buy the property or that you are immediately obliged to renovate it. It is primarily a bureaucratic necessity.

Your questions, short and sweet
Do I have to replace the NIE regularly? No, the number itself is yours for life. But the certificate (the physical document) sometimes needs to be updated if it is older than three months for certain official procedures.
Can you help me get internet in the house? Absolutely. The infrastructure in Santa Ponsa and El Toro is very good (often fibre optic). We know which provider is the fastest where and can help with the registration.
