NIE number & visits to the authorities
For the purchase of a property in Mallorca you need a Spanish tax ID (NIE). This is mandatory for all official transactions - from the purchase contract to the electricity connection. On request, we can take care of the entire application process for you - quickly, reliably and stress-free.
Legal review
Before you make a decision, we check all the relevant points with experienced lawyers: Land register, cadastre, ownership, encumbrances and possible Building law offences. This is how we ensure that everything is correct - for a legally secure purchase.
Notary appointment & purchase contract
We organise the entire process: Purchase contract, final payment, handover of keys. All documents are prepared and translated on request. You can sign in person or act conveniently by proxy - we are at your side.
Registration & re-registration
After the notary appointment, we will take care of everything else: Entry in the Land register, re-registration from Electricity, water, internet, rubbish and Municipality. We are also in contact with the owners' association if necessary.
Incidental costs on purchase
We will inform you openly about all costs that are added to the purchase price: Real estate transfer tax, notary fees, land register fees, legal fees, translations and Public authority fees. In total, you should expect to pay around 8 -11 %, depending on the purchase price, in addition to the purchase price - we will clarify everything transparently and assist you with the process.

We will continue to support you after your purchase. Whether Property tax (IBI), Waste charges, Community costs, Insurances, Consumption costs or Non-resident tax - we discuss everything with you in detail and provide reliable help with registration, processing and administration
